Irregular project updates
Once the initial site-work for the project was underway (as documented in
4. site-work,
I started emailing updates to the project team. I'd
planned to do this weekly, but did't quite get around to it as much as I should have.
The following are extracted from the emails I sent.
Here's a summary of recent activities.

A decision has been made about the W2 window issue. We'll change it to match the W4 window (center slider), and add a couple of electrical outlets to compensate for the loss of wall outlets.

Martha and Trevor visited the door vendor and had a good discussion re multi-point locks, double-door weatherproofing, etc. The decision was made to go with a single 42"x96" with matching sidelights and a "new technology" multi-point system that overcomes some of the awkwardness of previous systems. The attached gives an approximation of the look.

We visited the site in Friday. The columns are almost complete, and backfill is scheduled next week, with framing to follow.

Window quote from INLINE finalized and order in progress. A 9 to 11 week delay is anticipated. We decided to change the W3 to match the W4 and leave W3 as is. The openings for W2 and W4 will be on the right (viewed from outside) per recommendation from the INLINE rep.

Updated plan sets delivered to Grey Highlands Building Dept (electronic and two paper copies). Trevor provided a brief summary overview of changes to the inspector.

Longer-term decisions are pending for electrical fixtures (other that pot lights) and plumbing Fixtures. Martha and Trevor are working on these.

Hello all. Here is a summary of the past couple of weeks and the plan for the next couple of weeks.

Backfill completed. It took close to 500 cubic yards of fill from the farm plus another 20 (?) loads of sand and gravel to finish the site rough grade. The crew worked from Monday to Friday around noon. Martha and I last saw it on Thursday afternoon.

Trenching and conduit for hydro and gas completed. Concrete was poured for the gas-line from the propane tank and for the hydro from the road. On Friday the trenching for the gas from the garage to the house and for the last electric line across the driveway was to be completed.

Plans for this week. Nothing planned this week. Framing is to start next week (25th) (hopefully).

Other notes:

I haven't heard anything back from the building department about the revised plans. I'm going to assume that means everything is OK.

Well location has been excavated, pipe laid and backfilled. We decided to move it closer to the house (across the pavement from the original planned location).
-
we will consider moving the water-system mechanicals (pressure head, purification system) from the mechanical room to the basement, where there will be more space available.
-
we decided to remove the entire existing driveway, as it was becoming quite damaged and there would be no reasonable way to merge new with old pavement. This adds an unanticipated budget item.
-
the area at the farm from where the gravel was extracted was remediated and looks like nothing happened.

on Friday (22nd) the floors for the basement and garage were poured and finished. They look great!

same day, Ontario Hydro came by to have a look at providing the service. No problems anticipated,
other than minimum distance from gas requlator.

same day, well-driller provided a quote. He recommended moving the location to the north side of the
driveway (beside the woodshed that remained). putting it on the house side of the driveway would
require moving it away from the house (in order to get the rig in) so far that it would end up
in the middle of the driveway, which is problematic for groundwater runoff and snow removal.

framing didn't start. It will be starting next week (October 2)

Changes:

The garage window on the north side (facing the road) has been eliminated.
There were problems with required clearances for gas and electric along the outside
north wall (basically 10' between each, 10' from the door and then another 10' for the
proposed generator location) (we're considering adding back the generator).

The specs for the garage windows above the ground-floor were fed into the manufacturer's
configuration software, and it came back with three-pane windows instead of two panes
(we presume because of the width). This change was accepted.

Things have been progressing nicely in the last 10 days. We have two teams working on distinct activities:

Hello everyone.
There's been lots of progress since the last update. Highlights:

utility power is connected (last week Tuesday). No more generators. Yay!

new well has been drilled; old one capped. It only needed to go 40 feet down to get lots of flow.
The location is OK but it means the landscaping at the north east corner of driveway
space will have to be redesigned.
-
garage overhear doors done, siding, soffits, facia, snow-guards all finished. The garage is done!
The owner has started installing appliances :) (a microwave for the team).
Other items completed on the house:

Hello all. Merry Christmas and Season's Greetings!
Work on the house is forging ahead. I visited on the 14th and the 21st; see the
photos at

Highlights of the progress:

second-floor framing mostly completed, just the east-elevation wall to the master suite
(has to be worked with the last of the roof trusses)

comfort-board application starting

roof sheeting in place over the guest suite and the great room

The site will be shut down over the holidays, with work resuming on January 2, 2018. Upcoming priorities
in January include:

finish the walls around the master suite, including the front entrance detail

roof sheeting over the master suite
-
if the weather cooperates, the roofing weatherproof membrane will be applied
-
windows: INLINE gave us a 12 week delivery (from early September), so they should be arriving
some time soon. I'm not clear whether they can be installed if the roof membrane has not been installed.
Discussion points:
-
I met with a satellite-dish installer (for internet and TV). They won't install on metal siding (or Hardie),
and suggested a pole-mounted arrangement.
Sean recommends against this (placement
would be in an awkward place), and has recommended creating a mounting plate over the exterior siding
for the dish installations. He can then cover the mounting plate with exterior cladding to match. This will have to be sorted
out in March or April.

I will be away from Jan 3 to Jan 26, so Martha will be doing site visits in my absence.

Aaron's site visit has been re-scheduled for the end of January (when I get back).

Hello all. Much progress has been made since the last update. Framing is substantially complete,
the roof is weather-tight with some steel installed and windows are starting to be installed.
Most of the interior framing is done (as much as can be done before the concrete slab is poured).
It's really beginning to feel like a house.
First of all, Aaron visited the site on Thursday (Feb 1). He has circulated his report already.
In summary, there were a couple of minor comments and some suggestions. I'll re-iterate some these here to
give my perspective.
As usual, the latest photos can be seen at

Upcoming activities:
-
Week of Feb 5: plumbing in-ground rough-in (before slab pour)
-
Week of Feb 12: electrical plumbing in-ground rough-in (before slab pour)
-
ongoing: window installation (windows arrived from Inline on Jan 30)
So by Feb 19 or so, we should have all the windows installed and all of the rough-ins in place
to do the slab pour.
Decisions, clarifications and changes: over the last month, several decisions and clarifications changes have
been made. Aaron has already commented on some of these. I'm repeating the ones that impact
appearance or design. These are not in any particular order.
-
attic access above the master bathroom/laundry/closet: There is a
usable attic space above the area. There may be a code requirement to be able to get into
this space, as it will contain vents and other mechanicals. There will be an access hatch
high in the wall in the front master bedroom (already framed). A plywood floor and overhead
light will be added in due course.
-
cladding for the chimney above the roof: this will be done in steel, not concrete block.
-
extent of block across the front of the house. The plan elevations were a little unclear on
whether the block was to be extended across the entire front of the house and continue
around the corner (east elevation) to the right side of the sliding door). In short, it should.
(it also wraps around the west elevation and the south elevation, ending at the stairwell).
Because of the step in the concrete foundation, there will need to be some remedial work to create a
platform on which to stack the block.
-
Ari suggested putting a transom window in the wall above the doorway into the guest
bedroom. It will be a simple pane of glass the same width as the door (?36" IIRC).
This will create a nice light feature to capture the light from the high south-facing windows.
-
eliminate half-wall outside the master bedroom: the plan calls for a half-wall (conforming
to the roof slope) along the walkway at the top of the stairs towards the south master bedroom.
Looking at the space and views, we'd like to change this into a continuation of the glass
panel and railing system (along to the point where the roof slope crosses).
This may mean that the uppermost floating shelf on the wall
below the walkway needs to be eliminated.
-
change to closet/laundry door. Because these rooms will now be more visible, we need to change
the door specification to be a double-track, two-panel sliding door (which will allow both
to be closed at the same time).
-
pendant exterior light for front door. Because we had to eliminate the wall lights at the front
door due to lack of wall-space, Aaron suggested adding a hanging pendant light. We are concerned that
soffit lights will not provide sufficient illumination of people standing at the door.
-
there was a question of why the plan calls for two HRVs. The simple answer is that
there is nowhere to run ducting between the "kitchen" side of the house and the
"master bedroom" side. It would have to cross the bridge. So, two units are specified.
A related question was "what's the difference between an HRV and an ERV?". As far
as I can tell, an ERV transfers heat and humidity. As we don't have central AC, the argument
that an ERV is useful to reduce A/C loads is moot. OTOH, an ERV would reduce the amount of moisture
being drawn into the house in the summer, and would help retain humidity in the winter.
-
We're still thinking about how to "finish" (in the decorating sense) the wall above the
kitchen. Some kind of feature or artwork or ??? would be nice. In this respect,
we are thinking about adding some gallery lighting (either on the wall or on the ceiling)
that would highlight whatever we do on that wall. We'll need to make a decision on this soon.

Aaron and I discussed the possibility of framing in the area in the basement where the water systems
would be located, principally to heat the area to prevent freezing. He suggested it might be
possible to run a heat loop through such an area. This will require more discussion.
-
conduit to the basement: we need to ensure that we have sufficient spare conduit from
the mechanical room to the basement for any future electrical, data-com or plumbing/heating
requirements.
-
There was a minor change in the kitchen cabinet design which came from the folks at
Exquisite reviewing the plan. Basically, because we had eliminated the built-in
garbage bin system, we can widen some of the base units. We'll talking fractions of an
inch, so there is no consequential impact on anything else in the kitchen.

Hello all. It's been a busy couple of weeks.
Work has progressed at a good pace (details below). We've made final decisions about
flooring and interior doors, and have made some finish changes along the way.
Note that I've reorganized the photos on the website. It was getting too complicated to
use the functional organization (framing vs interior), so now it's just organized by date.

Accomplished:

The window frame are all in place, although some of the glass remains to be glazed.
It's been too cold to to apply the glazing materials; perhaps with the warm-up this week
some of that can be done while it's raining.

The roofing steel is in done everywhere except over the living/dining room. There's
still quite a pile of snow up there (which will likely be gone in a day or two).
-
Work on the soffits is underway. There was some question about whether they would be flat or sloped:
in most places they are sloped (following the line of the roof). This led to a decision
about the soffit lighting: rather than using pot lights, we are going to go with surface-mounted
lights. I've ordered one to see if we like it: if so, we'll order a bunch more.
-
Plumbing work is well underway (more details below). Our order of plumbing fixtures
was delivered last week (so that the plumbers could do precise measurements on the linear
drain, bathtub and shower base).
-
Preliminaries for the siding installation has begun; the wall strapping has been started. Some (or all) of the
steel is onsite now.
-
The temporary staircase has been moved so that the top-of-stairs landing could be built. I understand that there
have been some consultations with the stair fabricator to work out some details.
Plumbing details:
-
Unfortunately, the gravel area where the slab is to be poured froze pretty much solid.
This has prevented the plumbing lines from being installed.
There was an attempt to use diesel-powered heaters to thaw the ground, but this was ineffective.
So, a temporary room has been created (and insulated) over the gravel bed, and electric
construction heaters have been deployed to try to thaw out the area. This will serve not only
to allow the plumbing and other in-ground work to proceed, but also prepare the ground
for the concrete pour. We were onsite today (Feb 18) and it is starting to thaw nicely. With the warmer
temperatures this week we may be able to get ahead of this problem sooner rather than later.
-
Drain/ vent and copper rough-ins are proceeding.
-
There's a new code requirement (in Grey county at least, if not provincial)
to install 3' vertical wastewater heat-recovery loops in all bathroom drains. This posed a challenge
with our bathrooms. The master bathroom is straightforward, but the lower-floor
bathroom would be un-doable (no vertical run). The upper-floor guest
bathroom could be done, but there's virtually no way to recover the heat in a useful
manner. Perry (the plumber) consulted with the
plumbing inspector and got permission in our case to do just the master bathroom drain.
This is just as well, because apparently the coils themselves are around $1,000.

It's been decided to use just one HRV, which will be installed in the
basement. They will run insulated lines under the floor back to the mechanical room
where the vents for the "master" side of the house will be connected. This will save some
money, and have the bonus that the noise from the HRV will be in the basement. The vents
for the HRV will be under the deck at the front of the house.
-
The plumber got permission to run the gas line under the concrete pad (into the basement). This
had been a question.
Decisions and changes: we've made decisions and changes as follows:
-
We've finalized the flooring details. We selected a slightly
different tile for the downstairs (a little darker than previously chosen). The upstairs
non-wet areas are the same engineered-hardwood (rich maple colour), and the upstairs
bathrooms will have the same slate-grey tile as previously selected. The wall tiles
for the shower and the accent tiles are also unchanged (white with slight marbling and
grey-shade pencil glass tile).

The interior doors have been selected. They are a standard shaker-style
paint-grade MDF. We've also selected matching latches/handles. We've decided to reduce the height of
the doors for the laundry and linen closet to be the same as the adjacent bedroom doors.
-
We've decided to change the fireplace surround from block to tile. We're looking at
either a black marbleized 24x24 tile, or a smaller textured white tile that has a bleached-stone look.
We have some time to finalize this choice.
-
We've instructed the plumber to provision a heating loop for the concrete pad outside
the family room. We may or may not connect it now. It is intended to be used
if/when we enclose the area as a three-season room.
-
After some comments from the plumber about the Ikea vanities and the
problems he's have getting these approved by the plumbing inspectors,
we decided to eliminate all of the Ikea cabinetry and use the same "Classic Brand"
vanities throughout the bathrooms (all in the "shake white" with "crystal black" countertops).
The order is being quoted now at Wellbeck's. In addition to the vanities,
we're adding a pair of linen cupboards for the master bathroom to replace the Ikea
products that had been discontinued. This change will give us a consistent look throughout
all the bathrooms. We've had to order a couple more bathroom faucet sets to replace the Ikea
sets.
Upcoming activities/to do list:

We are contacting Nostalgic Wood (the fabricators for the barnwood doors) to get details
about the hardware they use. Sean need this in order to determine what blocking
will be required. And, for the door between the kitchen and the scullery,
we need to make sure that the HRV vent doesn't interfere with the door.

Because of the frozen ground, the in-ground work has been delayed. Hopefully we'll see enough of
a thaw to get started on that.
-
The electrician was onsite to wire up some temporary 30-amp outlets for the construction heaters.
He won't start his rough-in until the plumber is done.

Hello all. Here is a short update with the latest project news.

In progress and recently completed:

The window frames that were without glass have been glazed so we have
all windows and sliding doors in place, other than the family-room door.

The plumbing rough-in for the under-slab area is complete and has passed the inspection. Other
plumbing rough-ins continue.

The ground is thawing. The areas with clear stone are OK, but the sand-filled areas are still
solid. The heaters are continuing to work. The recent weather has helped, and hopefully
we'll continue to see warming trends.

Bathroom cabinetry has been ordered; we expect a three-to-four-week delivery.
-
The sample soffit light arrived and looks to be OK. We'll order a bunch more. The electrical rough-ins
for the soffit fixtures is done. The area outside the family room was done in pots and
everywhere else we will use the surface mount.
-
Siding and soffit installation is on-going. The area around the south-facing "high" windows
is done and the east elevation of the master bedroom area is done.
Upcoming activities:
-
Siding and soffit work will continue, weather-dependent. It doesn't look
too bad for the next week or so.
-
We are aiming to install the heating tubing on Monday or Tuesday and do the overpour
the following day. It's a little bit weather-dependent. We'll have to use the
salamander heaters to keep the night-time temperature above zero.
-
As noted, the ground under the slab is still frozen in the sandy areas. We will continue
to apply heat and look towards doing that pour in a week or so. The electrician will have
to get his in-floor work done before then.

Hello all.
It's been a busy month since the last update.
The weather did not co-operate with getting the ground thawed enough to pour concrete,
so work continued on the exterior roofing, siding and soffit/fascia.
By the week of the 23rd the ground was OK so the concrete went in on Monday and Tuesday of that week.
It had a couple of good days above 0 to cure, running the salamander at night.
This week, the framing for the interior walls was completed and so the
electrical rough-in has started. The plumbing rough-in continues.
Exquisite Design was onsite Tuesday to do final measurements for the kitchen.
We had to move the electrical outlets above the kitchen and scullery counters
because there isn't space between the countertop and the window sill.
A couple of switch locations had to be changed because they ended up in the
middle of posts.
In the guest bathroom one set of the switches ended up inside the bathtub
so it's been moved to be outside the bathroom (on the sitting-room wall).
I had planned to do the media cabling myself but because of timing constraints
and my relatively slow pace I've asked the electrical subcontractor
to take care of it. We had a discussion about what I would like to see done.
Van Dolders delivered the doors. The front door is huge and looks great. I eagerly await it being installed.
The mason will be onsite next week (week of the 9th) to start getting organized.
He has to get the block-work done before the exterior siding can be finished.
Other than that, the plan is to finish the rough-ins over the next 10 days and then start insulating.

Hello all. I've not done an update for almost two months (since early April), so I thought I should
summarize what's been going on.

The weather did not co-operate in mid-April, so the stonework was delayed.
It was finished towards the end of April, and looks great.

The wrap-around deck is done, and it looks great. The sunroom contractor has been
onsite to take measurements. That won't be installed, however, until
towards the end of the project (after painting).

excavating/grading for the well, septic and preparing for the concrete patios. This will involve both
the excavating crew and the plumbers. If possible at this time the well pump will be installed and a water supply
will be created in the basement.

Hello all. As we come to the end of the 13th month on the
project, we can see the end in sight!
In the last month, we've mostly finished the outside work on the
house. We've very pleased with the way it looks. Still to do is
the outdoor room (which has been measured and is ready to go once
things quiet down -- we don't want to risk damage while there is
still lots of activity), and the concrete work for the front, side
(east elevation) and rear walkways and the walk between the garage
and house. While interior work is continuing, the forms for the
concrete pour will be built, and the heating loops installed.
The drywall has all been installed, and the taping is almost
complete, including all of the z-channel trims around the windows
and doors:

Mudding and sanding is next, probably lasting until the second
week of July.
The stairs have been installed! Even in their semi-finished,
unpainted state they really change the perception of the space:

The stair railings are being made now and will be installed once
they are ready.
The plumbing crew has spent a few days onsite. We now have
running water (in the basement only, at the pressure tank) and the
heating/DHW boiler has been installed.
The saga of the satellite internet service seems to have ended --
we now have internet service. It's a few months ahead of
schedule, but it needed to be installed before the service
provider change their product definitions. Again.
Following the drywall, the summer schedule looks something like
this:
- primer coat painting
- flooring and tiling
- kitchen installation
- bathroom vanities
That probably takes until the end of August. We're on track for
the appliance installation and the barnwood door installation
around Sept 1.

Hello all. It's hard to believe that it's already the middle of August, and it's been six weeks since the last update.
Since the beginning of July, things have gone smoothly:
- drywall and trim is done
- primer and first coat of colour is done
- flooring is in progress: tile on the ground floor is about two-thirds done, and some prep work has been done for the upstairs bathrooms.
There was a mixup with the colour of the tile for the upstairs bathrooms, but that has been resolved.
- kitchen cabinetry has been installed (well, it will have been by the time you read this!)
- barn-wood doors have been delivered. There are some left-over pieces of barn-board that we'll thinking of using as accent pieces,
in particular one very solid piece of 1.5" timber that would be ideal as a shelf in the downstairs bathroom
- heating loops for the outdoor walkways and patio were installed and the concrete has been poured
- the electricians spent a couple of days installing lights and outlets
As space opened up in the garage, we took the liberty of emptying the storage containers with our furniture and storing everything in the
workshop side of the garage. This has the added bonus of providing a working refrigerator.

- kitchen appliances are scheduled to arrive Sept 10
- kitchen counter-top templating will happen soon, with delivery a couple of weeks later

Hello all. This is just a short update to show some of the work that's happened in the last couple of weeks.
Basically:
- tiling for the downstairs flooring continues; it could be done by the end of next week.
- wall tiling for the bathrooms is coming along nicely. The two guest bathrooms are done and the master is well in progress.
- the kitchen cabinets have been installed, and today the counter-tops were installed.
Unfortunately, one of the sinks was damaged out of the box so it will be replaced and installed when the
kitchen people come back to endure that the appliances fit correctly (scheduled for the 10th).
Upcoming:
- flooring and wall tiling continues; upstairs hardwood should be starting the week of the 17th
- as noted, kitchen appliances are scheduled to arrive Sept 10 with installation to follow that week
- plumbers are working on getting things ready to install fixtures, getting the gas going and loading the in-floor heating system with glycol
- electricians will be back in the next week or two continue trim-out

Hello all. This is just a short update to show some of the work that's happened in the last couple of weeks.
Done:
- tiling is done, both floors and walls. "Jed" the tiler did a fantastic job, with great attention to detail.
- appliances were delivered; awaiting installation.
- wood flooring has been started.
- stair railings have been installed. They arrived power-coated, which was not what was expected. We're going
to try to match the paint for the stairs as best as possible, but some remediation may be required.
- the "shoes" for the grass railing around the balcony/bridge have been installed.
- plumbers have installed the water softener and the reverse-osmosis filter for the refrigerator lines. We
had originally planned to put in an ultraviolet purification system, but as the water test came back all "0s"
(which is what we kind of expected), we decided to forego the UV for now. We can add it later if required.
- the plumbers have also been working on the heating system. The gas line from the storage tank has been reconnected.
- the electricians have been onsite a couple of days working away at the trim-out.

Hello all. As we enter the home stretch (pun intended) for the project, here is the latest update:
Done:
- all the baseboard trim is done
- bathroom vanities have been installed and (mostly) trimmed out
- all kitchen and bathroom plumbing fixtures are installed
- the boiler has been fired up, so we have heat (not that we're going to need it this week) and hot and cold running water
- much of the electrical trim has been done, except for the stuff the owners ordered incorrectly or forgot to order. There
are a few fixtures awaiting final painting before installation.
- lot grading: we've put in a few loads of fill and a few inches of topsoil (seeded with grass).
More landscaping will be required but that's a project for another day.
- custom-built vanity for the mechanical-room sink
- railings for barn doors have been installed. The materials provided by the door manufacturer were inadequate and wrong, so
Sean's team has fabricated a better solution.
- Bell phone line installed. It only took four hours on the phone, 16 hours of sitting around waiting for someone to show up
(two separate days) and having a temporary line run across the street strung between two trees.
So, it's pretty close to being "livable" at this point. There's a couple of items required for the occupancy permit, notably the
interior glass railings around the balcony/bridge and the exterior glass railings for the deck.
In progress/upcoming:
- the finish coat of painting is in progress. It will take until the end of this week.
- master closet interiors: this is all being done as custom millwork. The front-hall closet is standard.
- gas cooktop and downdraft installation: the plumbers were all set to do this, and discovered that we had a wrong part for the
downdraft (a connection piece between the cooktop and downdraft). As it turns out, the retailer in question had
mis-ordered the part. The plumber spent an hour on the phone with the manufacturer to determine the correct part.
It then took Martha two hours over three days on the phone to the retailer before we could get someone to acknowledge the problem
and get the correct part ordered. Sigh.
- barn door installation, once the painters are done. Well, most of the barn doors: it turns out that one of the doors for
the upper area started to come apart at the seams. That has been returned to be repaired and should be available at the end
of the week
- three-season room is scheduled for installation Wed/Thu or Thu/Fri
- railings (interior and exterior)
- doors will be installed once the painters are done
- final plumbing and electrical trim-out, probably not until the following week.
We're looking at getting the occupancy permit for November 1. There may still be some details to complete, but we can start
planning a move-in before the snow hits.

Hello all. Well, we're almost done: this will be my last in-progress report.
The next one will be the occupancy report.
The only critical work in progress at the moment is the interior glass railing.
It's started, and should be done this week. Next week there will be some touchups and minor work:
- the media wiring
- some electrical work (connecting the generator, a few light fixtures)
- bathroom mirrors
- installing the gas cooktop and downdraft.
As noted in the last report, there was a major snafu with a $2 piece of
sheet metal that is apparently crucial.
It's not scheduled to arrive until Nov 6 and which point we have to have the plumber
return to finish the install.
